Prepare the property and terms
Review condition, equipment and necessary repairs. Decide the intended rent, deposit, utility arrangement and duration before advertising. Photographs and descriptions should reflect the actual property.
- Condition check and repairs.
- Accurate listing and transparent costs.
- Viewing and discussion of rental conditions.
Agree the arrangement
Discuss the move-in date, permitted use and communication. Collect only the personal information needed for the rental relationship. Adapt the agreement to the property and parties, including payment and utility conditions.
Handover and monthly routine
Record the inventory, condition, meter readings and keys at possession. Reconcile payments, invoices, utility charges and balances each month. These records also support an understandable closing statement when the tenancy ends.
Pricing: compare genuinely similar properties
As a practical method, compare properties in the same area with similar size, condition and furnishing. An advertised asking rent does not establish the rent actually agreed. Show rent, common charges, the utility settlement method and the deposit separately. Consider vacancy, maintenance and tax when estimating the outcome; a single advertisement cannot establish a reliable return.
Close the tenancy with the same care as the handover
At move-out, record condition, meter readings and returned keys. Reconcile rent, utilities and the deposit separately and document how later bills will be settled. Any deduction needs an identifiable reason and evidence. Expiry, termination and return of possession require review of the actual agreement and applicable law; administrative closure alone does not resolve a dispute.
